
Michele Affronte of Liberty Dock and Engel & Völkers Real Estate sends along statistics from the multiple listing service that indicate the market for floating homes shows no signs of slowing down:
- In 2024 16 Floating homes sold on the multiple listing service
- The lowest price was $565,000 and the highest was $2,000,000
- Average price of homes sold: $1,139,000
- Average price per square foot: $1,042.00
Contrary to rumors of a slowdown in sales this year, Michele notes that 2025 has started out strong. Five floating homes have sold in the first quarter. She finds that more buyers seem to be full time residents so far in 2025
Michele notes: “It promises to be a very robust selling season. Lots of buyers are just waiting for the right floating home to come up. The most desirable locations lately are the Waldo Point lagoon and facing out towards Belvedere, but I have buyers for all locations.”
She reports that a 3-bedroom 2-bath home on West Pier recently got three offers and sold for “quite a bit over asking.”
Michele’s advice to home sellers: “The key to selling your home never changes. Price it just under market value and the buyers will line up.”
